The three segment building with approximately 70,000 square feet building is located at 60 Wellington, Aurora, Ontario on a 10 acre site. The original building was constructed in 1974. This project will be very complex and challenging. The successful firm will be expected to lead a team of trades for the tender,and construction of the renewal work while the building is occupied. We anticipate the work will be 5 month period, with the start of construction being in the spring of 2019, and completion of the work by September 2019. You will be expected to assist the Board in the selection of qualified trades and manage the trades during the tender and construction phases. The services by the construction manager will be completed in three phases described below: Pre-Construction 1. Preparea preliminary project schedule for the owner’s service 2. Prepare a preliminary budget 3. Review drawings and specifications and advise of long delivery items market conditions 4. Provide comments re the construction ability clarity and division of work amongst sub-contractors from the owner’s consultant, prepared drawings and specifications. 5. Prepare Sub-contractor bid packages for the owner’s consultant’s prepared drawings and specifications. 6. Request and receive sub-trade competitive bids from sub-contractors following the owner’s procurement practices. 7. Make recommendation to the owner for selection of sub-trades following a review of the bids received. 8. Provided updated budget following Tender completion. Construction Phase Services – Phase 2 1. Chair and minute regular project meetings with the Owner and Consultants. 2. Provide a Construction Cost Budget. Advise the Owner regularly, of any variances of cost from the budget to actual costs. 3. Provide monthly, a specific cost to-date and projected cost to completion budget. Format to be reviewed by Owner, prior to construction. 4. Provide assistance and recommendations to maintain project cost and project budget. 5. Ensure all work and documentation is provided to allow for occupancy permit closeouts. Post Construction – Phase 3 1. Prepare final cost report with all backup documentation. 2. Assist the Owner with all Warrantee requirements.
